## Stay terms

- **Minimum stay:** 30 days
- **Check-in:** 4:00 PM · **Check-out:** 11:00 AM
- **Deposit:** $2,600, refundable, handled under the North Carolina Tenant Security Deposit Act
- **Occupancy:** the home sleeps four. The number of guests for a given stay is set in the lease

## Pets

Pets are welcome, with each pet approved in advance and a **$300 nonrefundable
pet fee**, charged once per stay rather than per pet, however many pets are
approved. It is a fee, not a deposit. Dogs should be crated when the guest is
out, and guests are asked to pick up after a dog in the yard the same day rather
than letting waste collect. The fenced yard is the reason most guests travelling
with a dog choose this house.

## Smoking

The home is strictly smoke-free throughout — indoors, on the porch, in the yard,
and everywhere on the property. This covers cigarettes, cigars, and vapes.

## Quiet hours

After 10:00 PM and before 8:00 AM on weekdays, and after 11:00 PM at weekends.
It is a quiet residential street.

## Cameras and sensors

Stated plainly because guests deserve to know before they book:

- **Two exterior security cameras.** One covers the driveway and front entry, one covers the rear yard. **Video only — no audio is recorded.**
- **There are no cameras, microphones, or recording devices of any kind inside the home**, and the lease binds the owners not to install any during a tenancy.
- **Small environmental sensors** monitor temperature, humidity, and the presence of water, in the crawl space and at plumbing points. They contain no camera and no microphone and capture no audio, video, or images. They exist so a leak is caught in minutes rather than weeks.

## Alterations

No painting, holes in walls, or changes to fixed fittings without written
permission. Reasonable requests are usually accommodated — ask first.

## Lawn and grounds

Maintained by the owners year round, so there is nothing for a guest to mow or
maintain. Mowing is done as needed, usually about once a month depending on the
season and rainfall, so more often through the summer and sometimes not at all in
winter. Guests get at least 24 hours' notice by text before any visit, and visits
are scheduled around the guest, particularly anyone working nights.

## Optional housekeeping

Available weekly for an additional charge, including a fresh linen change each
visit. No commitment and no minimum. Personal laundry is not part of the service.
